POINT B EXCLUSIVE - This architect-designed Modern Farmhouse near South Beach, is tucked away in a quiet area of Katama that overlooks the conservation land and meadows of the Katama Farm.
The first floor of the barn-inspired house features a dramatic, light-filled Great Room with two-story vaulted ceilings, floor-to-ceiling windows, large stone fireplace, and open Living, Dining, and Kitchen Areas. The Living Area is centered around the fireplace with sofa and chair seating. The fireplace is flanked on either side by tall retractable glass doors that open to a screened porch.
The fully-equipped Chef Kitchen anchors another side of the Great Room. It is wrapped by a wall of windows that look out over the meadows, and it features a large center prep island/breakfast bar, commercial stainless and cabinet-fronted appliances, plus a service window that opens out to the Outdoor Kitchen and Dining Area. There is also a separate Bar Area with sink and beverage refrigerator, and a walk-in pantry with Coffee Bar and lots of additional storage.
There is also a first-floor TV/Family Room with large screen TV and sofa seating, plus a deluxe Bedroom with en suite Bath, and private outdoor deck. The grand Primary Bedroom occupies the entire second level. You enter thru a private Office Area, into the sleeping space. A Sliding glass door opens out to a large private wraparound deck with scenic farmland views. The deluxe Bath has double vanities, glass walk-in shower, and a door that opens to a private Outdoor Shower, with a door that connects to the deck.
The other two Bedrooms are on the lower walk-out level. Both of them have sliding glass doors that open out to a lower-level deck with outdoor seating area, and stairs that go back up to the Pool and patio level. There is also a TV/Game Room with sofa seating and ping pong table on the lower level.
The deluxe outdoor spaces include the screened porch with woodburning stone fireplace, sofa and table seating that opens from the Great Room. Around the corner is the Outdoor Dining Area and a covered Outdoor Kitchen with grill and refrigerator. The same deck wraps around to the Pool area. The heated 17 by 40-foot gunite pool has a sun bench in the deep end of the pool, as well as a spillover 7 by 7-foot hot tub spa. The pool is 9-feet in the deep end. There are sun lounging and seating areas around the Pool deck.
On the spa end of the pool, there is a deluxe Pool House with Lounge Area, Kitchenette, half bath, and outdoor shower. There is also a Fitness Room in the Garage Building, outfitted with Pilates Convertible Cadillac Reformer, Wunda Chair, Peleton, kettlebells, bands, balls, and rollers.
The bike path is at the end of the road, and South Beach is a short ride away.
POOL NOTE: Pool is heated to 81 degrees and included in the rent for July and August. There are heat surcharges for the pool and hot tub, if they are open, at other times. Please inquire.

NOTE: The Modern Farmhouse is a separate part of a larger compound that includes a two-bedroom Cottage. If available, KAT RSTO-09A, can also be rented forming a compound that sleeps 14 people. Each home has its own separate, private area. Please inquire. Owner may on occasion be staying in the other house.
