This flat is appr. 65 square meters big and has:

- 1 large living room with large balcony and large unfoldable sleeping couch for 2 persons plus large dining table

- Bathroom with bathtub and shower
All rooms have a TV, free WI-FI and phones including free LAND-LINE calls within Germany
Please note that this apartment is part of a larger apartment that was split into two by putting two extra separating doors. After entering the flat, the sub-apartments have separating doors that can be locked. Please let me know before booking if that is a problem.

RENTAL CONTRACT
ENGLISH (German below)
By booking you and all booked guests agree to be bound by these terms. Please inform all other guests about these house rules. Feel free to ask questions!
► All guests must present a valid official proof of their intended stay being in accordance with the current Corona ordinances of Baden-Württemberg. Otherwise, we cannot host you and you will need to cancel in accordance with our cancellation policy.
► Each guest must fill in and sign a legal registration form upon arrival.
►No unconfirmed guests – night or day. All guests entering the premises must be booked and paid for in advance. Failure results in eviction from premises without refund or - at our own discretion - 50 Euros surcharge per day for each unconfirmed guest.
► No noisy activities at all times, quiet hours from 10 p.m. to 7 a.m 1 p.m. to 3 p.m Sundays and holidays.
► Guests are liable for all damages caused during their stay including illegal Internet use.
► Please consult with us for check-in time at the latest 2 days before arrival and for check-out at the latest 1 day before departure. Latest check-out time is 12 a.m. (noon), no self-check-out!
► Always lock the flat with your key.
► Switch off the lights when not in use, turn down heating before going out and at night, open windows only 10 minutes when heating turned on, close windows before going out.
► Please do not heat in excess! Ideal room temperature is 19 to 22 degrees Celsius and remotely controlled, if necessary.
► Let in fresh air at least twice per day for about 10 minutes, especially in bedrooms and after cooking.
► Leave the bathroom door open after showering.
►No peeing while standing (please sit down)
► Trash separation (explained upon arrival) is obligatory.
Additonal rules for long-term stays (more than 1 week):
► Please clean up after yourself. All guests are expected to clean all spaces roughly once per week. Otherwise, we will clean for you and charge 20 Euros per cleaning hour.
►Please note that if you register your domicile with the city of Heidelberg, you will be billed a personal TV/radio/smartphone licence fee (Rundfunkbeitrag) of currently 17.50 Euros per month to be paid by you. This fee is not included in the rental price.

► Sämtliche gebuchte Gäste müssen einen schriftlichen Nachweis erbringen, dass ihr Aufenthalt im Einklang mit der aktuellen Corona-Verordnung des Landes Baden-Württemberg ist. Anderenfalls dürfen wir Sie nicht beherbergen und Sie müssen Ihren Aufenthalt gemäß unserer Stornierungsbedingungen stornieren.
► Bei Ankunft ist von jedem Gast das gesetzlich vorgeschriebene Meldeformular vollständig auszufüllen und zu unterschreiben.
► Keine Gäste ohne vorherige Zustimmung (Tag und Nacht). Alle Gäste, die die Wohnung betreten, müssen zuvor kostenpflichtig gebucht worden sein. Bei Nichtbeachtung erlischt der Mietvertrag ohne Kostenerstattung oder es erfolgt eine Nachberechnung von 50 Euro für jeden unberechtigten Gast pro Tag.
► Auf Zimmerlautstärke achten und Ruhezeiten von 22 Uhr bis 7 Uhr, 13 bis 15 Uhr sowie an Sonn- und Feiertagen einhalten.
► Gäste haften für jeglichen während des Aufenthalts verursachten Schaden einschließlich illegaler Internetnutzung.
► Bitte vereinbaren Sie spätestens 2 Tage vor Ankunft eine Check-in-Zeit und spätestens 1 Tag vor Abreise eine Check-out-Zeit mit uns. Die späteste Check-out-Zeit ist 12 Uhr (Mittag). Keine Abreise ohne Wohnungsübergabe!
► Die Wohnung ist stets mit Schlüssel abzuschließen.
► Lichter beim Verlassen eines Raumes ausschalten, Heizung vor Verlassen der Wohnung und nachts herunterdrehen, Fenster maximal 5 bis 10 Minuten bei eingeschalteter Heizung öffnen, beim Verlassen der Wohnung Fenster schließen.
►Bitte nicht überheizen, die optimale Raumtemperatur liegt bei 19 – 22 Grad Celsius und wird ggf. extern kontrolliert.
► Bitte mindestens zwei Mal täglich für ca. 10 Minuten lüften, insbesondere in Schlafräumen und nach dem Kochen.
► Badezimmertür bitte nach dem Duschen geöffnet lassen.
► Bitte nur im Sitzen pinkeln.
► Mülltrennung gemäß Einweisung bei Ankunft.
Zusätzliche Regeln für Langzeitaufenthalte (mehr als 1 Woche):
► Die Wohnung ist in sauberem und hygienischem Zustand zu halten. Alle Räume sind ca. 1 Mal wöchentlich selbst zu reinigen. Anderenfalls reinigen wir und stellen pro Stunde 20 Euro in Rechnung. Kostenpflichtige Zwischenreinigungen auf Anfrage.
►Bei Wohnsitzanmeldung entsteht automatisch die Rundfunkgebührenpflicht in Höhe von aktuell 17,50 Euro monatlich. Der Gast erhält eine Zahlungsaufforderung durch die Rundfunkgebührenzentrale. Die Gebühr ist nicht im Mietpreis inbegriffen und ist vom Gast zu entrichten.
